Commercial real estate financing in Colorado is not one product. The appropriate structure depends on the property type, current cash flow, occupancy, borrower profile, leverage, location, timing and the plan for the asset.
Lee Commercial Capital is a commercial finance brokerage. We evaluate the transaction first, then identify lending channels that may fit instead of forcing every deal into one lender’s credit box.
Colorado Property Types We Evaluate
We evaluate financing for multifamily properties, mixed-use buildings, retail properties, industrial and warehouse properties, office and medical properties, self-storage facilities, hospitality properties and owner-occupied commercial real estate.
Smaller transactions can also require specialized execution. Our small-balance commercial financing work focuses on matching the size and characteristics of the deal to lenders that actively consider that segment.
Financing Structures for Different Stages of a Deal
Stabilized acquisitions and refinances: Established occupancy and operating history can support permanent commercial mortgage options.
Transitional properties: Vacancy, lease-up, renovation, repositioning or a tight closing timeline may point toward bridge and transitional financing.
Owner-occupied real estate: When the borrower’s business occupies the property, conventional commercial and SBA and business financing channels may be relevant.
Projects: Ground-up development and major improvements require a different analysis; see our construction financing overview.
Colorado Deals Can Vary Dramatically by Market
A commercial property in Denver or another Front Range market can present differently from a transaction in a mountain, resort or rural Colorado community. Lender appetite can change with property type, market depth, tenant demand, access, population and the availability of comparable sales and leases.
That is why location is evaluated alongside the numbers rather than treated as a mailing-address detail.
What Helps Us Evaluate a Commercial Real Estate Loan
For an initial review, the most useful information is usually the property address and type, purchase price or estimated value, requested loan amount, current occupancy, rent roll or operating income when applicable, use of proceeds, timing, and a summary of the borrower’s experience and liquidity.
For a purchase, the offering memorandum and purchase contract can help. For an existing property, trailing operating statements, current rent roll and existing debt information can make the initial analysis more useful.
Colorado Commercial Real Estate Loan Questions
Can Lee Commercial Capital evaluate commercial properties outside Denver?
Yes. Colorado transactions are evaluated based on the property, market and financing request. A rural or mountain location may narrow lender appetite, but it does not automatically mean a property cannot be financed.
Can a property with vacancy qualify?
Potentially. The answer depends on the amount of in-place income, property type, marketability, leverage, borrower strength and the plan to stabilize the property. Bridge financing may be relevant when permanent financing does not yet fit.
Do you finance owner-occupied commercial properties?
Yes. Owner-occupied transactions can involve conventional commercial lending, SBA-related structures or other business-purpose financing depending on the scenario.
What if I am not sure which loan program fits?
You do not need to select a program before contacting us. Start with the transaction; we can evaluate which financing channels may be appropriate.
