DISCUSS YOUR DEAL
Start With the Transaction.
You do not need to know which loan program you need. Give us the essential property, business and financing details and Lee Commercial Capital can begin evaluating the request.
A Simple First Step
The initial inquiry is intentionally shorter than a full commercial loan application. We want enough information to understand the transaction without asking you to assemble an underwriting package before we know what is relevant.
After an initial review, we can request the additional financial and property documentation that makes sense for the financing path.
Initial Deal Details
Borrower name and contact information
Property address and property type
Purchase, refinance or other purpose
Purchase price or estimated value
Requested loan amount
Occupancy, income and timing
Designed to Grow Into Lee's Commercial Application
This page will serve as the front door to Lee’s commercial application process. The first step stays approachable; the detailed borrower, entity, property, financial and document information can follow once the transaction moves forward.
Sensitive documents should be collected through a secure portal rather than ordinary email. We are keeping the website intake separate from that secure document workflow.
What the Full Application Will Eventually Cover
Borrower & Entity
Ownership structure, experience, liquidity and relevant credit information.
Property & Transaction
Property use, occupancy, purchase or refinance details, requested leverage and timing.
Financial Performance
Rent roll or business cash flow, income, expenses, existing debt and projections where relevant.
Documents & Next Steps
Secure upload of the documents needed for the specific lender and transaction.
What to Have Ready for the First Conversation
The property address or business being acquired, the basic transaction type, purchase price or estimated value, approximate loan request, current occupancy or operating income, and your desired timing are usually enough to start.
If there is something unusual about the deal—vacancy, renovation, a short closing window, credit issue, unusual property use or another complication—tell us up front. Those details often determine which capital sources make sense.
What Happens After You Submit
Initial review: Lee reviews the transaction and identifies the major underwriting questions.
Information request: We ask for the additional documents and details relevant to the deal rather than sending a generic residential checklist.
Capital-source evaluation: Appropriate lending channels can then be compared based on the actual transaction.
Secure documents: Sensitive financial documents will be collected through a secure workflow as the application system is finalized.
Ready to Start?
The online intake form is being finalized. For now, email the basic transaction details and we can begin the review.
